The Waxahachie Planning and Zoning Commission gave its approval to two developments at its Tuesday night meeting.

The first was the Sheppard’s Place subdivision located along Ovilla Road. The subdivision will contain 102 lots of which 99 will be for residential use and the remaining lots as open space.

Planner Chris Webb said all of the lots met all of the required setbacks for the SF-2 zoning.

“We do have adequate public facilities out there for this subdivision,” Webb said. “Staff is recommending the plat as presented.”

The second development was the final plat for the fifth phase of the Buffalo Ridge subdivision. This phase will consist of 230 residential lots and nine open space lots on 60.798 acres. The fifth phase of Buffalo Ridge is located along the south side of Broadhead Road.

The applicant, Brian Carrington, requested a variance for the width of a utility easement to be 10 feet instead of 15 feet. The variance will require action by the city council to be granted. Documents noted there are adequate public facilities available for the site.

In other business, the commission moved a public hearing to consider revoking, amending or extending a specific use permit for Oak Cliff Metals, located at 500 Brown Industrial, to its next meeting, May 26.
