The Waxahachie Planning and Zoning Commission approved a final plat of 81 lots for the Cottages on Cantrell development at its recent meeting. The development of cottage-style homes is located in the 900 block of Cantrell St.

City planner Chris Webb presented the project to the commission.

“This is going to be for a residential community, and this is going to be the final plat of this project,” he said. “We see 81 total lots, with 73 being residential lots and an additional nine are going to be carriage houses. They will be little clubhouses or hang-out areas that are going to be associated with each pod.

“All zoning requirements and requirements made in past planning and zoning and city council meetings have been addressed, including a bridge that will connect this development with the Bullard Heights Park,” he said.

Webb said the only additional request made by the applicant is to allow for 10-foot utility easements instead of 15-foot. City staff recommended approval of the plat with the waiver request.

In a Nov. 23, 2019, article, the Waxahachie Sun reported on Aspen Community Development breaking ground for the Cottages on Cantrell project.

At the time, Aspen Community Development Vice President Blain Vinson told the Sun that the Cottages on Cantrell project is unique in the sense it is a multi-generational community and incorporates a selection of custom cottage homes designed specifically for a large living feeling on a small footprint. He envisions residents ranging from young professionals to empty nesters looking for a greater sense of community and the opportunity to visit with their neighbors.

Residents will choose from five different home styles along with two types of elevations. Homes will be available with 945-, 1,192-, 1,393-, 1,482- and 1,766-square feet configurations and include a private front yard bordered with a 3-foot picket fence and a 4-foot wrought-iron Kent style for the backyard. Near the homes will be detached garages. The development is not age restricted.

Within each pod will be a 720-square foot carriage house that can be used by residents for different types of gatherings. Each carriage house will feature an outdoor patio, full-size kitchen, bathroom, open living area, and storage space.
